<p>Over the last twenty years there has been a revolution in the appearance of buildings across the UK. Windows have been replaced at break neck speed and now the look of towns and villages across the country has dramatically changed as double glazing has become de rigeur.</p>
<p>This has mainly been due to the British government&#8217;s attempts to cut energy use in homes. They seem to have decided that windows are the big bad wolf and so they have been singled out windows for destruction. In fact now all new and replacement windows have to be double glazed in order to cut heat loss.</p>
<p>Double glazing does indeed cut heat loss and will save the householder money but not enough to compensate for the cost of the windows themselves. On another tack however replacing your draughty single glazed windows will indeed make your home a nicer warmer place to live in and will also contribute towards saving the planet in the long term.</p>
<p>The change across the country<span id="more-241"></span> is especially noticeable when you see incongruous double glazed windows in older houses. Most wooden window frames have given way to PVC framed double glazing, which is cheaper to buy and install than double glazed timber frames [wooden frames can cost as much as three times the price as their PVC alternatives]. However it does not have the same look as wood and people are now starting to look for properties with a more traditional wood look when they are changing where they live.</p>
<p>Although it is recognised by experts in the environmental field that double glazing does indeed cut energy use they also argue that PVC is an damaging substance that when in the sun deteriorates causing chlorine to evaporate from the material. This often makes the PVC go brittle and discoloured running the appearance of the window and also it can mean that the entire window can break off in time.</p>
<p>So what about at the end of your window’s life, how easy is it to recycle the material? Is it really as environmentally friendly as wood?</p>
<p>This is where the government’s attempt to cut energy loss really comes into question. The windows are not that easily recycled and in fact very few are actually recycled in the UK. So instead they are all sent to landfill sites which rather devalues the government’s idea of waste management.</p>
<p>However the environmentalists have problems with wooden windows too – these need painting to keep them in good condition and of course paint is also a problem as it releases harmful chemicals into the atmosphere making it not that great an alternative to PVC.</p>
<p>So what is the answer to this double glazing conundrum? Probably to get double glazed windows and to hang onto them for as long as possible. This will negate the necessity to send them to landfill sites and still save you some money in the long term.</p>

<p>The average person driving down the street seeing sign after sign littering the telephone poles promoting $200 windows could only conclude that a new window cost $200. After seeing several signs of different colors and with different phone numbers, all new windows must cost $200. Let&#8217;s explore what a $200 window really cost.</p>
<p>A $200 window is a base model that is used to attract price shoppers in order to get a salesperson in their home. Generally the salesperson is honest enough to inform you that the window is a piece of garbage and that a good window will cost at least $400+.   </p>
<p>Let&#8217;s assume that the sales person is not honest. When you add on Argon gas and a single layer of Low E to meet the energy codes the price jumps to a little over $300. When the sales person finds that your install is not a &#8220;basic install&#8221; your price will generally jump another $50-$75 which brings your total to a little under $400. So now we can conclude that a <span id="more-244"></span>$200 window cost a little under $400.</p>
<p>At this point my article should end, I answered the question correct? Well not really, cheap windows are just cheap windows and are made by companies that make cheap windows. Cheap &#8220;vinyl&#8221; windows are made of vinyl that is mixed with used plastic. </p>
<p>These windows will always began to fade and discolor, the surface begins to chalk like cheap plastic lawn chairs and the material falls apart. The glass is generally a single strength glass which cracks very easily letting cold air in and creating a hazard. The frames are never sturdy and they will sag due to the weight of the glass this prevents the frames from contacting the weather stripping properly.</p>
<p>The life span of a cheap window is around 3-5 years before they fail. But wait, the sales guy said that they have a lifetime warranty. A warranty is only as good as the company that stands behind the warranty.  There are over 600 names brands of windows in the US today, how many can you name? Companies make a ton of money making cheap products and changing their names every few years in order to avoid warranty issues. </p>
<p>In case you have not put the pieces together yet, a $200 window is actually a $400 window and it will fail in a few years. Once you replace the $400 windows you are at $800 per window. </p>
<p>The question now is how long do you want your windows to last before you need to replace them again? Hopefully you will only want to replace them once in your lifetime. So, how about asking the &#8220;$200 window company&#8221; for some really good windows? </p>
<p>Let&#8217;s take a look at the integrity of a company that sells crappy products. Their marketing is illegal in most areas, they litter telephone poles, place flyers under your windshield and call your home even if you are on the do not call list. </p>
<p>They offer prices that are low in order to pull a &#8220;bait and switch&#8221; once they get in your home. They generally have not been in business in one area long enough to answer any warranty complaints. Is this the type of company that you want to buy your product from?</p>
<p>You might need to reread this again to understand how a $200 window turned into an $800 window, it&#8217;s hard to stomach!  If you are going to spend $800 on a window, please only spend it once in your life!</p>

<p>Windows are all about both appearance and function.  On the outside they help define the character of a building and on the inside they let in light according to their size and aspect.</p>
<p>So windows have a dual purpose and dual settings too.  And getting it right both inside and out and in terms of what works well and what looks right is an interesting challenge.</p>
<p>If you&#8217;re considering changes to your windows then take time to assess what you&#8217;d like your window fitter to achieve. First it&#8217;s important to recognise if the windows are a distinctive architectural feature or if they are anonymous, maybe even poor, badly chosen replacements. Take a look at the windows of neighbouring buildings &#8211; do your windows fit in with the style of the street? Are they made from appropriate materials? Is their size in proportion to the wall or would they look better if they were bigger or framed better?</p>
<p>Also their condition is important &#8211; get you<span id="more-243"></span>r window fitter to take a good look at them and tell you whether wooden window frames are suffering from rot or letting in more of a draft than necessary. Are they warped or well fitted? Is the glass cracked at all?</p>
<p>Then go inside and decide if any improvements are needed. Do the windows let in enough light? Do they need to be bigger, or does a plant outside need trimming to let in more light? Is there too much, glaring sunlight streaming in? Are the windows allowing you to enjoy a great view? Do you have enough privacy from the outside world? On the maintenance side is there condensation on the inside of the window? Can the windows be opened to let in fresh air? Is there too much noise from a road, aeroplanes or passers-by?</p>
<p>By answering all these questions you&#8217;ll help define the positive and negative aspects of your windows and what work needs to be done by your window fitter.  </p>
<p>You may just need a good decorator to strip off the paint from wooden frames and start again &#8211; if the windows are in good condition but just looking a bit scruffy then this will be the most cost effective option. It will also help prevent problems in the future by sealing the frames and keeping water out. If your windows are generally fine but a bit drafty a window fitter can fit better draft excluders around the windows &#8211; nowadays these can be very subtle, in fact virtually unseen. And if you have wooden sash windows that no longer function properly then a specialist window fitter can re-cord them, so they open and close smoothly.</p>
<p>If security is an issue then get your window fitter to fit window locks, especially on ground floor windows. Toughened glass and double glazing also help keep intruders out. And if you&#8217;re really worried then metal bars could be installed &#8211; again these are most commonly found on lower ground and ground floor windows.</p>
<p>You may need to replace the existing windows because they are worn out or rotting. Depending on the style of your building you can opt for wooden frames (this is aesthetically the best option in a period home) or UPVC (requiring no ongoing maintenance). If lack of light is a problem then consider creating a new or bigger window opening, but look first whether there are obstacles such as a large tree or unnecessarily heavy curtains that could be replaced with something less bold. If you are getting too much light, think of ways to shade a room &#8211; light sheer curtains can cut out glare. Planting a tree or installing a canopy over a window can protect you from too much sun. Also look into frosting windows for both privacy and less direct light. </p>
<p>Finally on the inside don&#8217;t forget that your window dressings have a big impact on the look and feel of your room. For a modern look replace thick curtains with blinds or wooden shutters. To create a sumptuous, luxurious feel go for beautifully patterned or textured curtains. For a bit of fun paint the window frames a bright colour or plant up window boxes to brighten up the view.</p>
<p>Windows are a vital part of defining the character and feel of a building. Small alterations or a complete change can really improve your home.</p>

<p><strong>THE CODE</strong></p>
<p>The code basically breaks down the method to meet the higher window load requirements in two ways:  the window itself, and its installation.  It says that the window must be able to withstand the “large missile impact” of a 9 pound 2&#215;4 hitting the window at a speed of 34 miles per hour without penetrating the opening. The glass may break, but the opening must not be penetrated. Then, the windows and doors also have to withstand 9,000 cycles of positive and negative air pressure, such that a real hurricane could pull a regular windows right out of its frame.</p>

<p><strong>THE WINDOW</strong></p>
<p>To meet the penetration restriction, window manufacturer’s all use a similar type of impact window glass that’s much like a heavy duty car window.  Florida’s Best Windows and Doors manufacturing process is basically the same as it is with most window manufacturer’s:  their design consists of a clear plastic interlay<span id="more-242"></span>er sandwiched between two panes of glass.  Two types of interlayer are used:  Polyvinyl butyral (PVB) and SentryGlas Plus (SGP).  The SGP is more rigid and less likely to tear than PVB.  For that reason, some manufacturers use it in their larger windows, or those windows designed for the highest wind zones.  </p>

<p>The glazing system is also an important factor: a silicone sealant that may be strong enough to hold the glass in place in a Zone 3 impact test, but would likely fail in a Zone 4 test, causing the window to fly out of its frame.  Windows in the higher test category would instead use something more like a construction adhesive for its glazing system. “The difference, says Kurt Mendez of Florida’s Best, is between Elmer’s glue and super glue.”</p>

<p>Window manufacturers also reinforce the frames in order to meet requirements.  Lawson Industries uses a one piece sill plate (this also helps to prevent water leaks into the home) and interlocking meeting rails which ties the sash together when shut.  Heavier locks also place a role in meeting impact tests, as they can be critical on certain types of windows, such as casements.  For a casement window, the only thing holding the window sash in place under negative pressure is the hinge on one side and the lock on the other.</p>

<p>Today, virtually all of the major window manufacturers make a high-grade, impact-resistant window that has been certified to meet protective standards. The current gold standard in testing is the Miami-Dade County hurricane impact test (http://www.miamidade.gov/buildingcode/online_product_search.asp).  Remember, it is your life and your property. Essentially all of Florida, and all the coastal regions of the United States should prepare for possible wind speeds of 110 mph or greater.</p>

<p>I<strong>NSTALLATION</strong></p>
<p>For the window to withstand hurricane conditions, something similar to the 9,000 cycles of positive and negative air pressure they undergo in impact testing, the installation is every bit as important as the quality of the window.  Dave Olmstead, spokesman for PGT Industries in Venice, Florida, agrees that no matter how strong a window is the attachment to the building structure is critical. Olmstead says a window that is 53-inches by 76-inches would have 28 square feet of exposure, and with a wind speed of 146 mph from a category 4 hurricane would result in a load on the window equivalent to 1,958 pounds of pressure. For the window to perform correctly, the load has to be transferred to the building itself, which is done by using suitable anchors to transfer the load from the window or door frame to the rough opening without causing failure.  Therefore, the installer needs to be knowledgeable in how to use this system and its different anchoring mechanisms.</p>

<p>Through the construction side of our business, we have had to make major repairs to structures as a result of poor window installations by other contractors &#8211; everything from using the wrong sealant to the extreme of installing regular windows instead of the hurricane impact windows the customer paid for.  Something as small as the using the wrong sealant can cause significant damage to a home – rotting framing members, structural damage, mold, etc.  Since leaks are often inside the walls long before a homeowner notices them inside the house, they are often not detected until there is major damage and then expensive repairs have to be made.  This experience is invaluable for our installers.  In addition to the installation training we give them, they get to experience firsthand the things that can go wrong with window and door installations and how to prevent them in the work that they do.</p>
<p><strong>EXTRA BENEFITS</strong><br />Benefits from impact-resistant windows extend beyond the storm belt to broader security and environmental concerns. Impact-resistant windows are considered to be security features because they are so difficult to penetrate or separate from their frames that they reduce break-ins, theft, and property damage. On top of physical and financial protection, impact-resistant windows also can preserve mental health. Who hasn&#8217;t been disturbed by car alarms, barking dogs or noisy neighbors?</p>
<p>&#8220;They do a good job of keeping outside noise outside,&#8221; Olmstead says. &#8220;With almost every homeowner, that&#8217;s the first thing they notice: How quiet the home [became]. Noise abatement is far more important than people realize.&#8221;</p>
<p>There are insurance breaks for new homes built with impact resistant windows, and for existing homes remodeled to include the tougher windows and frames. This discount can be as much as 50%.  Check with your homeowner’s insurance carrier to see what kind of a discount is available.</p>
